Window Repair by Heritage Steel Window Repair
Steel windows are our specialty, but most homes and buildings have a mix. We repair aluminum, wood, clad and vinyl windows too, so one crew can handle the whole house instead of three different contractors.
Typical calls are cracked glass, fogged insulated units, water coming in around the frame, sashes that slam shut or will not stay up, and basement windows that let water into the foundation.
Leaks Around the Frame
When water shows up on the sill or the wall below a window, the problem is usually the seal between the frame and the wall, not the window itself. On stucco and brick we cut out the failed joint, check the opening for damage, add backer rod and seal it with a sealant suited to the wall material.
On siding we check the head flashing and the sill pan. A window can be perfectly sealed and still leak if water gets behind the trim above it.

Window Repairs We Handle

Basement Windows
Basement windows sit close to grade and take a beating from water and soil. We replace rusted steel basement units, reframe openings in poured or block foundations, and correct well drainage so water does not pool against the glass.
Same Crew, Clear Scope
Every job starts with a walk-through and a written list of what we will fix, what it costs and how long it will take. If a window really should be replaced, we will say so and give you the price for that too.
We serve Philadelphia, the Main Line, Bucks, Chester and Delaware Counties, South Jersey and Wilmington. Related services: steel window restoration, window restoration, historic window restoration.
Signs a Window Needs Repair, Not Replacement
A window that is drafty, fogged or hard to open is not automatically a candidate for replacement. If the frame is square and solid, most problems are in parts that can be swapped: the glass unit, the balances, the weatherstripping or the sealant joint around the frame. Replacing those parts keeps the window in service for years at a fraction of the cost of a new unit.
Replacement is worth discussing when the frame itself is cracked, badly rotted or warped, or when the window no longer meets egress rules for a bedroom. We will show you what we find and price both options so you can decide.
In Philadelphia rowhouses we often see mixed windows on one facade: original steel at the back, vinyl replacements at the front and a basement unit from a different decade. One visit can cover all of them, which saves you scheduling three trades.
